Burnt Store Isles

Burnt Store Isles (BSI), like Punta Gorda Isles (PGI), is a prime
waterfront and golf course community.  This upper end
development is located to the west of Highway 41 south of
Punta Gorda and just north of the intersection of Highway 41
and Burnt Store Road.  Like the other PGI communities,
Burnt Store Isles is regulated by sensible deed restrictions
and has city water and sewer.  The standard lot sizes are
80 x 120 and the homes are generally in excess of 1,800
square feet of living (air conditioned) area with attached
garages.  The roof material is required to be either tile or
metal. The residences are predominately single family;
however, there are a few condominium complexes with
either canal access or golf course views of the Twin
Isles Country Club course.

All of the canals have cement sea walls and all are
"Sailboat"- no overhead obstructions.  PGI, the developer,
had foresight to design
a taxing district for the seawalls.  Property owners are
assessed $400 annually on their property taxes; the
responsibility for the seawall maintenance is assumed
by the City of Punta Gorda.  Unlike some municipalities,
the City does an excellent job. Boaters use Alligator
Creek to reach Charlotte Harbor.  The Creek is a natural
body of water originating well inland.  The portion of the
creek used by BSI boaters is possibly 75-100 yards wide
out to the Harbor.  Until about 2002, boats were required
to travel through a lock to enter and exit the canal system
of BSI.  In exchange for the removal of the lock, it was
agreed all boats must be kept on a boat lift.  An exception
is  granted for those properties with existing
homes at the time of the lock removal, and, that the
exception stays with the property.
